Aero Gateway Center
Aero Gateway is located on Power Road which is the main arterial exit from the new 202 freeway extension to the Phoenix-Mesa Gateway Airport. Ownership has assembled 5+ acres of commercially zoned property that be subdivided into 6 retail pads totally approximately 45,000 square feet. The retail pads will have a common architectural theme with a unified construction quality, parking, and access. The architectural theme picks up on the retro 1940’s look and feel of the nearby Phoenix-Mesa Gateway Airpark which was a large Air Force training base in World War II.
The area’s main economic driver is the conversion of Williams Air Force Base into a multi-faceted transportation and technology hub. Build out projections over the next decade for the former base forecasts more than 100 million square feet of commercial space, generating more than 100,000 new jobs. Several manufacturing, technology and industrial companies have moved or have announced plans to move to the area. Arizona State University has established its Polytechnical Campus at the site and projects 68,000 students within 25 years. The airport is owned jointly by the cities of Mesa and Phoenix and plans call for passenger relief from Sky Harbor International as well as moving of freight carriers to the site. Passenger terminals have been built and projections call for more than 10 million passengers annually.
The Gateway area is experiencing some of the most substantial growth in the United States and the expansion is likely to continue through future decades according to a ULI advisory panel report. The Gateway Primary Trade Area (PTA) is a key part of Phoenix Metro’s growth. As recently as 1980, the Gateway PTA held just 76,255 people or 6.7 percent of metro Phoenix’ population. As of 2006, the Williams PTA now captures 18 percent of the region’s growth and this growth is projected to accelerate as the area is developed.
The market area surrounding Aero Gateway reflects several new developments including a Vestar developed Super Target center and a Wal-Mart Super Center within ½ mile of the site. Immediately to the north of the site are two comparable sites to Aero Gateway in terms of size.
The Aero Gateway team is targeting strong national and regional tenants and has identified several candidates which fall into this category with a desire to be nearby big box stores and power centers.
