IHOP Build To Suit

Esterra, as part of its "build-to-suit" program, provides a complete turn-key service for national retailers. Esterra arranges and establishes all financing, builds out the project, holds and acts as landlord of the completed project, and ultimately sells the operating retail store as a NNN investment to a 3rd party investor.

Esterra is working to develop a large scale equity fund that will allow it to expand its Build-to-Suit services in coming years. It is prjected that similar prjects for other national restaurant chanins will be performed in the coming years. Esterra has been approached by several national restaurant chains to provide these services.

Esterra is currently developing several IHOP restaurants for a major franchisee.
